All listed pricing is FOB the Factory. We do not require you to use our services to install your home, but we can (and do for many customers) provide delivery, set-up & factory finish on your home.

You decide! We can price the home FOB at the factory location and you can arrange for your own shipping and set-up. We do require that whoever does the work for you be licensed and bonded, in the state in which your home is being delivered and set. We will co-ordinate and work to help make the process go smoothly.
If you prefer to have us handle the delivery and set-up we can price your home to include those costs; all site preparation or any extra requirements & costs needed to place the home on site, are the responsibility of the buyer. If the buyer is financing, these costs can be included once they are known. We will need the exact delivery address and can have our set-up crew meet with your contractor prior to the delivery of your home. to make sure what is needed to place your home on site.
If you decide to purchase the home FOB, and have it delivered and installed by local contractors, you will need to provide them with a copy of the factory installation requirements. Every factory is required by federal standards to provide instructions for the installation and placement of your home. The set-up and finish is not covered by the factory warranty, but by the contractor you have install your home. If we install it then our contractor is responsible, but if your contractor installs it and there are any problems regarding the installation, then they would be responsible for any repairs. Also, the factory, nor our company, will warranty, or be held liable, for any items or problems that may arise from improper set-up of your home.
Customers need to prepare for the installation of their home by checking on any and all permits needed, and all zoning laws that may apply, and then preparing the site to take their home.
You should not have any problems if your home is delivered and set by a reliable licensed & bonded contractor or company who specializes in manufactured homes. Proper delivery, installation, and finish is as critical and important as the quality of the home you purchased.
We use only the most qualified, experienced and reputable contractors in the industry. All of whom are licensed, and bonded, in the state where the home will be delivered and set.
